Pre-Purchase Surveys
The purchase of any property is the most costly venture most people and companies make. It can be financially crippling where defects are overlooked. Michael Knight has in excess of 20 years local knowledge and experience which is used when acting for our clients in the compilation of all our surveys. All property surveys are, of course, limited to accessible visual parts, however, this should not deter you from commissioning a survey to eliminate the risk of serious defects being found after purchase.
Survey types
Pre-purchase surveys can include detailed “Building Surveys”(reference 1) for bespoke, period properties, intermediate “Major Defects Reports” (reference 2) for modern and divided properties (flats) and “Defect Diagnosis Reports” for specific issues. Our full surveys can include a Market Valuation from our Registered Valuer on Residential properties .
Commercial properties
Purchasing leasehold can create more risk than purchasing freehold! In most Landlord-Tenant situations it is normal for most building repairs to be carried out by tenants, YOU! Protect yourself with our Pre-Purchase Surveys and/or limit your future liability by commissioning a “Schedule of Condition” from us. This can be agreed with the other party and annexed to the Lease, prior to proceeding. Without the above you will either be fighting a Schedule of Dilapidations “claim for repairs” without the prior knowledge and/or without the written and photographic ammunition to be able to successfully defend yourself.
Other matters
Michael Knight can also advise on liabilities under the Health and Safety Legislation, 1996 Party Wall Etc Act and provide you with a First Class Project Management service to meet your needs.
